After more than 25 years selling waterfront properties in Bancroft, Hastings Highlands, Highlands East, Kawarthas'  and the surrounding area, one of the most common questions I hear is:"Why isn't my property selling?"The truth is that today's waterfront market is very different from what we experienced a few years ago. Buyers are still out there, but they are more selective, more informed, and more conscious of value than ever before.The first factor is pricing.Many sellers still remember the strong cottage market where properties sold quickly and often with multiple offers. Today's buyers are taking their time, comparing properties carefully, and looking for value. Properties that are priced correctly continue to attract interest, while those that are priced above market expectations often sit for extended periods.Condition also plays a major role.Buyers are looking closely at kitchens, bathrooms, waterfront quality, septic systems, roofs, docks, and overall maintenance. While many buyers are willing to do some updating, they want the price to reflect the work required.Waterfront quality is another major factor.In my experience, buyers are often more concerned about the quality of the waterfront than the amount of frontage.
