Paudash Lake Market Update โ€“ October 26, 2026 | What Sellers Need to Know

Hi,
I wanted to share the latest Paudash Lake waterfront market update as of October 26, 2026, and provide some insight into what we are seeing as we approach the end of the fall market.

The 2026 waterfront market has been challenging for sellers. Buyers continue to be very price-conscious, properties are taking longer to sell, and we are seeing price reductions, expired listings, and sales below asking price.

While waterfront properties are still selling, the market is clearly telling us that pricing is more important than ever.**

๐Ÿก Current Active Listings

- 1047 Lagoon Road** โ€“ $649,900
- 27241 Highway 28 South** โ€“ $659,000 (Originally $749,900)
- 30 Lakeview Lane** โ€“ $725,000
- 1628 Lewis Drive** โ€“ $774,900
- 1827 McGillvary Road** โ€“ $799,000
- 1087 Lagoon Road** โ€“ $915,000
- 1620 Lewis Road** โ€“ $950,000

Additional lease listing:

- 1038 Squirrel Lane โ€“ $3,000/month

ย โณ Recently Expired Listings

- Birch Island** โ€“ Last listed at $489,000
- 1269 Inlet Bay Road** โ€“ Last listed at $1,150,000
- 1407 Abrams Road** โ€“ Last listed at $1,295,000

These expired listings are worth paying attention to.

They demonstrate that even waterfront properties with attractive features are not guaranteed to sell, particularly when buyers feel the asking price does not reflect current market conditions.

โœ… 2026 Paudash Lake Sales

What Is the Market Telling Sellers?

Looking at these sales, we can see that buyers are carefully evaluating what they are prepared to pay.

For example, 1036 Ruthven Road** was listed at $1,990,000 and sold for $1,660,000 โ€” a difference of $330,000.

On the other hand, 27339 Highway 28 South** was listed at $825,000 and sold for $820,000, demonstrating that buyers will still make strong offers when they recognize value.

The important message is that every waterfront property is different.

Shoreline quality, privacy, exposure, accessibility, condition, and the overall appeal of the home or cottage can make a significant difference in value.

However, even exceptional properties can struggle to attract buyers if the asking price is too high.

Looking Ahead to Spring 2027

For anyone considering selling next spring, I believe now is a good time to start planning.

We cannot predict exactly what the 2027 market will bring, but if conditions remain similar to what we have experienced throughout 2026, realistic pricing will be extremely important.

The first two to three weeks of a new listing are particularly valuable.

This is when we want to attract the strongest possible interest from buyers who are actively searching.

Starting too high can result in fewer showings, longer days on the market, and eventual price reductions.

My goal has always been to position a property where it will sell, not simply where it will be listed.**
