Eels Lake Real Estate & Information

Bancroft, Apsley & North Kawartha Area, Ontario

Welcome to Eels Lake

Eels Lake is a beautiful Canadian Shield lake located south of Bancroft and north of the Apsley area, offering the rugged natural scenery that makes this part of Ontario Cottage Country so appealing.
The lake is large and irregularly shaped, with four main basins connected by a series of narrows. Its landscape includes islands, bays, rocky shorelines, points and natural forest, creating a variety of waterfront settings throughout the lake.
Eels Lake covers approximately 975 hectares, or roughly 2,400 acres, making it a substantial lake with plenty of room for boating and exploring.
One of the things that makes Eels Lake particularly interesting from a real estate perspective is its variety. Waterfront properties can differ considerably in shoreline, exposure, privacy, road access, topography and location on the lake.

Life on Eels Lake

Eels Lake offers an excellent Cottage Country lifestyle for those who enjoy boating, fishing, swimming, paddling and spending time outdoors.
A public sand-and-gravel boat launch is located off Eels Lake Public Landing Road.
The lake is known for its interesting underwater structure, including rock piles, shoals, underwater humps, narrows, points, islands, drop-offs and shallower areas.
Fishing is a popular activity on Eels Lake. Fish species reported in the lake include lake trout, walleye, largemouth bass, smallmouth bass and yellow perch. Eels Lake is located within Ontario's Fisheries Management Zone 15, and buyers and cottage owners should always check current Ontario fishing regulations for lake-specific rules.
Another important characteristic of Eels Lake is that water levels can fluctuate seasonally, something waterfront buyers should understand when evaluating shoreline, docking and water access at an individual property.

Buying a Cottage or Waterfront Home on Eels Lake

When considering a waterfront property on Eels Lake, I encourage buyers to look beyond the cottage or home itself.
Important considerations include:
  • Shoreline and swimming conditions
  • Seasonal water levels
  • Water depth and docking
  • Waterfront exposure and views
  • Privacy
  • Lot size and topography
  • Road and driveway access
  • Year-round versus seasonal access
  • Parking
  • Well, lake-water or other water systems
  • Septic systems
  • Cottage or home condition
  • Outbuildings and waterfront structures
  • Location on the lake
On a lake with several basins, bays, islands and narrows, where the property is situated can make a considerable difference in the waterfront experience.
Two cottages with similar buildings can have very different values because of their waterfront, accessibility, privacy and overall setting.

Selling Your Eels Lake Property

Determining the value of an Eels Lake waterfront property involves much more than bedrooms, bathrooms and square footage.
Waterfront buyers are also purchasing the shoreline, setting, access and lifestyle.
When evaluating an Eels Lake property, I consider the quality of the waterfront, swimming conditions, exposure, privacy, views, road access, parking, lot characteristics, topography, cottage condition, improvements, well and septic systems and overall presentation.
I also look closely at recent comparable sales and the properties currently competing for the same buyers.
Every waterfront property needs to be evaluated individually, particularly on a lake where the character of the shoreline and properties can change significantly from one area to another.

Local Waterfront Experience Matters

I have been selling real estate throughout Bancroft and the surrounding Cottage Country market for over 25 years, with a large part of my business focused on waterfront, recreational and rural properties.
I work alongside Ray Krupa as the Emma & Ray Team at Century 21 Granite Realty Group Ltd.
Together, we have consistently achieved CENTURION® Award recognition for approximately 20 years, and in 2025 achieved DOUBLE CENTURION® Producer status.
Our experience with waterfront real estate has taught us that every lake and every property is different.
Understanding shoreline, access, privacy, exposure, topography, servicing, condition and current buyer demand is an important part of helping sellers establish value and helping buyers make informed decisions.
